Buyers love the stone exterior and the original details. Then they ask about the heating bill. On the Main Line, where many homes are larger and older, that question deserves a prepared answer.

Here's how to get ready.

Show the Full Year

Pull a year of PECO bills from your online account so buyers see the range, not just one month. If you're on budget billing or using a third-party supplier, say so. Usage in therms and kilowatt-hours is more useful than dollars.

Your bills reflect how your household lives in the house. If you close off rooms in winter or keep the thermostat low, mention it.

Explain the Zones

Many Main Line homes have more than one heating zone or system, like a boiler for the main house and a heat pump for an addition. Walk buyers through which system serves which area, its fuel, age, and service history. If you still have oil, share delivery records and the tank's age and location.

Lifespan and sizing questions belong with a licensed technician or the buyer's inspector.

Describe Updates, Skip the Promises

Storm windows, attic insulation, a new boiler, or an oil-to-gas conversion are worth sharing. Describe what was done, when, and who did it. Leave out savings claims.

Water and Sewer

Many homes receive water from Aqua Pennsylvania and sewer from the township. Note your provider and billing cycle.

That One Chilly Room

A sunroom that's cool in January or a third floor that runs warm is common in older homes. Describe it accurately and share what you've tried. Pennsylvania requires a seller disclosure, so talk with us.

If you're preparing to sell, ask us which running-cost information would be useful to have ready for buyers considering your home.
